How Much Does Office Cleaning Cost in Singapore?
Office cleaning in Singapore typically costs S$450 to S$800 a month for a small office cleaned two to three times a week, S$900 to S$1,800 a month for daily cleaning of a mid-sized office, and S$2,600 to S$3,200 a month for a full-time stationed cleaner. One-off cleans usually run S$25 to S$35 per cleaner per hour.
Those are honest 2026 market ranges, not a quote. Every office is different, which is why serious cleaning companies visit your premises before pricing anything. Here is what actually moves the number, so you can read any quote you receive, including ours.
The five factors that decide your price
1. Floor area and layout. A 5,000 sq ft open-plan office cleans faster than 3,000 sq ft cut into meeting rooms and private offices. Quotes are based on cleaning time, and walls slow cleaning down.
2. Frequency. Daily cleaning costs more per month but less per visit, because a maintained office never gets truly dirty. Twice-weekly cleaning of a high-traffic office can cost nearly as much as daily, since each visit takes longer.
3. Scope. Workstations and floors are the baseline. Toilets, pantries, glass partitions, and rubbish disposal each add time. This is where vague quotes hide surprises, so insist on a line-by-line scope.
4. Consumables. Toilet paper, hand soap, and bin liners can be included in the contract or supplied by you. Either is fine; just confirm which one your quote assumes.
5. Timing. Cleaning outside office hours, on weekends, or overnight attracts a premium because of shift allowances. Cleaning during your operating hours is cheaper but means seeing the cleaner around.
Typical 2026 price ranges
| Arrangement | Typical range |
|---|---|
| One-off or ad-hoc clean | S$25 to S$35 per cleaner per hour, usually 3 hour minimum |
| 2 to 3 visits a week, office under ~2,000 sq ft | S$450 to S$800 per month |
| Daily visits, office of 2,000 to 5,000 sq ft | S$900 to S$1,800 per month |
| Full-day stationed cleaner | S$2,600 to S$3,200 per month |
| Post-renovation deep clean | Quoted per job by floor area and condition |
Why the cheapest quote is usually a trap
Cleaner wages in Singapore are regulated. Under the Progressive Wage Model for the cleaning sector, the wage floor for a general office cleaner is about S$2,080 a month as of the July 2026 adjustment, before employer CPF contributions, insurance, equipment, supplies, relief manpower, and supervision.
Do that math on a full-time stationed cleaner quote of S$2,200 a month. It cannot cover a legal wage plus CPF plus overheads. Quotes far below market usually mean an unlicensed operator, an illegally deployed or uninsured worker, or a cleaner who will quietly be shared across several clients on your paid hours. If something goes wrong on your premises with an uninsured cleaner, the liability conversation lands on you.
A licensed company will show you its NEA Cleaning Business Licence number and insurance certificates without being chased. Ask every bidder for both.
How to compare quotes fairly
- Ask every company to quote the same scope, in writing, line by line.
- Confirm what is excluded, especially toilets, pantry appliances, and glass.
- Confirm who supplies consumables and equipment.
- Ask how relief coverage works when your regular cleaner is on leave.
- Ask who checks the work. A named supervisor with scheduled inspections is the difference between month one standards and month six standards.
